The importance of a new fence before selling your home –
What are the odds of getting a good selling price for your home if you tried to sell it with holes in the walls or dirty carpets? Of course, you wouldn’t get many takers, unless your home was listed as a flip. You want your home to be in the best possible condition to show prospective buyers. This includes not only the inside of your home, but the outside as well. That is why it is important to consider the condition of your fence, if you have one, or if you don’t, we will talk about the importance of a new fence before selling your home.
Why does the importance of a new fence before selling your home matter?
A fence enclosing a back yard gives a sense of privacy and it defines the area. If an existing fence looks ragged or broken, it gives the feeling of an uncared for property. A fence is the outside wall of your home. In fact, in some cases, the best-selling feature of a home can be a new fence.
In the real estate world, there are pros and cons to putting up a new fence before selling your home. On the Zillow.com blog, the question was asked, “Does putting a fence on your property increase the value?” Answers varied. One real estate agent commented, “Assuming the neighborhood properties have fences and your property does not then there is a 99 percent chance that adding a fence WILL increase the value.” Another real estate agent replied that if the neighborhood is full of fences it may increase the price, however if most of the homes around yours don’t have a fence, adding one will separate your home for the others and may decrease the value. Nathan Wolf, premier agent, is a firm believer that fences sell properties. “Many homebuyers have pets and children. And homes with good fences will sell before those without.” He also explained that the cost of a new fence could be recouped in the purchase price.
One seller who responded on the Zillow blog agreed with Wolf. “One of the reasons my current house did not sell was that it had no fence so it appeared to have no yard,” she wrote. She added a white picket fence with a border of flowers. “Viola,” she said. “The house now had a yard. People who saw the before and after were amazed at the difference.” Many buyers with children who saw the house after the fence was installed also commented to her about “how nice it will be to be able to let the kids play outside where you can keep track of them.”
Reflecting on the importance of a new fence before selling your home
The wisest thing to do when considering the importance of a new fence before selling your home is to ask an appraiser’s opinion. Of course, he will charge a fee for this advice. Another option is to ask a local Realtor to find out how homes are selling with new fences in your area or go online and check out the tax accessor information about the value of homes with new fences vs. those without.
